Similar to the loan modifications some banks have set up through President Obama's Home Affordable Modification Program, some lenders are independently offering to negotiate repayment agreement plans with struggling homeowners. These agreements, however, often have disadvantages, including:
- The lender may agree to new monthly payments for a specified trial period, but there is no guarantee that the lender will continue the new terms once the trial period is over, even if the homeowner is completely successful at making the trial payments
- The monthly payments may not be significantly smaller than the original ones
- Reductions in principal are almost never included in lender repayment agreements
- Many of the plans involve a ridiculous balloon payment due within three or four months which few homeowners can afford
- Many mortgage lenders will continue the foreclosure process during the negotiations for a repayment agreement or even during the trial period
